Dear Sir/Mdm,


Ask yourself a few questions when it comes to property investment:

a) If you are still worried that property market will slip and crash badly come 2021, were you also of the same thinking back in 2014-2017 and 2018 when the world analysts reported this to be the case so, so did it actually happen?


b) Why are buyers still entering the market to buy new launch condo that will complete come year 2020, 2021 or 2022, what’s the logic?


c) Do you know the projected figures for new condo completing from year 2020 and how is the expected supply vs demand going to affect your purchase plans?


d) Do you know that rental market has been in the dumps in the last 3 years, however, there are encouraging signs of recovery lately? More importantly, many landlords are not losing sleep over it because their property are still tenanted albeit at lower rent.


e) Seriously, did you now regret not buying any property back then since 2014 when the newly introduced ABSD dampened buying sentiments? Literally anyone who bought new launch condo with the 7% ABSD are laughing all the way to the bank now, correct me if wrong.


f) Similarly do you wish you had 20/20 foresight to buy a property way back between the years 2009-2012? If you did so, you are sitting on at least close to 100% returns, agreed?


g) Did the world back then also tell you property market then was bad and not worth investing your hard earn money?


h) Now, If you have the finances but are holding back to buy an investment property because of the higher ABSD, I may have the solution(s) for you…


i) In case you are pondering over the high PSF for new launches and believed they are not worth investing, did the new condo back in 2013 appear to be way over priced too. If you are PSF sensitive and not willing to pay for overpriced projects, I am the person to turn to as I have the undervalued ones to recommend you…eg 1500+ psf condo at city fringe Boon Keng, or near commercial hub Paya Lebar or at East Coast landed estate. I have the data for all new condo in the current market...in order to save buyer previous time on sourcing all over the place.


Since 5 July 2018, the higher tax rate (ABSD of 12%) for second property bought by Singaporean had put off quite a lot of buyers out there. This spooked the developers as they need to maintain sale figures as well as clear their inventory of unsold unit.


What this means for would-be buyers is absolutely piece of good news!

Some developers have adjusted the selling price of soon to launch new condo (wow) while others are providing extra discount package to defray ABSD, deferred payment schemes etc to entice buyers into a decision.

ûûû The worse is not taking action at all and seeing others before you making good capital gains and gave their family members a sound platform for passive income ûûû
